Buying a home? We know the process can be stressful. A home inspection should bring peace of mind, but often it can feel overwhelming. You’ll be asked to absorb a lot of information quickly, including reports, checklists, photos, and verbal notes, all alongside the seller’s disclosure and your own observations.

At Pittstop Inspections, we’re fully insured and committed to helping you keep things in perspective. Most inspection findings fall into routine maintenance, life expectancy updates, or minor imperfections. The issues that really matter fall into four categories:

  1. Major defects (e.g., structural failures)
  2. Problems that can lead to major defects (e.g., small roof leaks)
  3. Items that may affect financing, occupancy, or insurance
  4. Safety hazards (e.g., exposed live wires)

Anything in these categories should be addressed. Often, repairs can be simple and affordable, especially for preventive issues and safety risks. Remember, most sellers are honest and often unaware of hidden defects. They aren’t obligated to fix everything listed in an inspection report, and no home is perfect. Focus on what truly matters, and don’t let small issues derail a good deal. We’re here to help you make informed decisions with confidence.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller’s disclosure or nit-picky items.
